Terms of Service

Welcome to tepuimanagement.com (the "Site"), operated by Tepui Management, a division of Tepui Construction LLC ("Tepui Management," "we," "us," or "our"). By accessing this Site or signing up for On-Call or Managed membership, you agree to be bound by these Terms of Service ("Terms"). If you do not agree, please do not use the Site or our services.
1. Membership Plans
Tepui Management offers two home-membership plans: On-Call, a flat monthly plan, and Managed, an underwritten monthly plan priced from your home's size, age, and features (square footage, pool, number of stories). Managed pricing is quoted at signup based on the information you provide and is confirmed after our onboarding inspection. Managed includes a set number of technician-labor hours each month; unused hours may bank up to a published cap and do not carry over indefinitely.
2. Billing, Onboarding Fee, and Minimum Commitment
Monthly billing carries a one-time onboarding inspection fee, charged on your first invoice, and a minimum commitment period of six (6) months from your signup date. This minimum commitment reflects the real cost of the onboarding inspection delivered early in your membership and is enforced from the date your subscription starts. Annual billing is paid in full for the term at signup and is not subject to a separate minimum-commitment period or onboarding fee.
Because our capacity is planned around confirmed members, cancellation during the minimum commitment period (for monthly plans) is handled by our staff rather than through self-service account settings. To discuss cancellation, contact us at hello@tepuimanagement.com.
3. Scheduling
Inspections and service visits are scheduled based on technician availability. We make every effort to honor scheduled appointments; weather, parts availability, or other circumstances may require rescheduling. Managed members are covered by our published response-time targets; those targets describe our operating goal and are not a guarantee for any individual visit.
4. Payment
Membership fees are billed automatically to the payment method on file via our payment processor, Stripe. You are responsible for keeping your payment method current. A failed payment may result in a pause or cancellation of service after reasonable notice.
5. Warranties and Disclaimers
We provide a workmanship warranty on labor we perform; specific terms are provided at the time of service. THE SITE AND ITS CONTENT ARE PROVIDED "AS IS" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. SCHEDULING WINDOWS AND RESPONSE-TIME TARGETS ARE ESTIMATES, NOT GUARANTEES, AND MAY VARY DUE TO WEATHER, PARTS AVAILABILITY, OR CIRCUMSTANCES BEYOND OUR CONTROL.
6. Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY FLORIDA LAW, TEPUI MANAGEMENT SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING OUT OF OR RELATED TO YOUR USE OF THIS SITE OR OUR SERVICES. OUR TOTAL LIABILITY FOR ANY CLAIM SHALL NOT EXCEED THE AMOUNT YOU PAID TO TEPUI MANAGEMENT IN THE THREE (3) MONTHS PRECEDING THE CLAIM.
7. Intellectual Property
All content on this Site is the property of Tepui Management or its licensors and is protected by applicable intellectual property laws. You may not reproduce or distribute it without our prior written consent.
8. Governing Law
These Terms are governed by the laws of the State of Florida. Any dispute arising from these Terms shall be brought in the state or federal courts located in Miami-Dade County, Florida.
9. Changes to These Terms
We may modify these Terms at any time; changes take effect upon posting to this Site. Continued use of the Site or your membership after a change constitutes acceptance of the revised Terms.
