Planning a renovation?

Your Tepui team already knows your home better than any contractor you could bid. Tepui Construction — our sister company — handles projects end to end, and Managed members get priority scheduling on renovations.

Monthly billing: a one-time $299 onboarding-inspection fee applies (same for both memberships) — annual billing waives it entirely, and pays for the full term upfront. Monthly billing carries a 6-month minimum commitment, honored by our team (there's no self-serve cancel — text or call us and we'll take care of it); after that, cancel anytime with 30 days' notice. Repair work beyond your included hours and licensed trades (plumbing, electrical, HVAC) come as one all-in quote at member rates — you approve before anything happens, and every job carries our 30-day workmanship guarantee. Your home profile and service history are yours to keep.

  • On-Call ($79/mo) gets you the number: priority scheduling, emergency triage, a full annual walkthrough inspection with a written report, and member rates on any work. Managed (priced to your home) adds the monthly visit: your dedicated technician runs a 200-point rotation through your home's systems and handles up to 3 hours of handyman work each month — unused hours roll over. Bigger repairs and licensed trades come as one all-in quote at member rates, and you approve before anything happens.

  • Because a 1,700 sq ft townhouse and a 4,400 sq ft two-story with a pool don't need the same care. Your price is set by your home's size, age, and systems — the things that actually determine how much attention it needs — quoted in 60 seconds on this page, confirmed at your onboarding inspection, and then locked for 12 months. Same service for every home; the home sets the number.

  • A Tepui-vetted inspector spends 2–3 hours at your home documenting every major system — roof, HVAC, plumbing, electrical, pool, exterior. You get a full home profile with photos, component ages, and flags on anything close to needing attention. It's how we know your home before anything breaks.

  • You text, call, or WhatsApp us with a description (and a photo if you have one). We open a ticket, triage it, and coordinate the right contractor — plumber, electrician, AC tech, roofer, whoever. You approve the quote in-app with a signature. We schedule it and supervise it. The job lives on our ticket, not yours.

  • For life-safety emergencies (gas smell, active flooding, fire), call 911 first, then us. For everything else (AC out, no hot water, storm damage), Managed members get next-day priority response; On-Call members get priority over non-members. After a named storm, every Managed home gets its post-storm inspection within 72 hours — that promise is why Managed membership is capped per neighborhood.   • No — and we're deliberately not. A home warranty is an insurance product: you pay premiums, file claims, and an adjuster decides whether to pay. We don't do claims and nothing is 'covered' by fine print. We're a licensed Florida contractor with our own crews. Your membership buys real visits and real labor hours; anything beyond that is a fixed all-in quote you approve before work starts, backed by a 30-day workmanship guarantee.

  • One person, not a rotation. Every Managed home is assigned a dedicated, background-checked Tepui technician — you'll know their name and face before they ever have a key, and every visit produces a photo report showing exactly what was checked and done. For licensed-trade work (plumbing, electrical, HVAC), we bring in vetted, insured specialists — always under our supervision and our name.

  • Managed has a 6-month minimum (your price is locked for 12); after that, cancel with 30 days' notice. On-Call is month-to-month, and every On-Call month credits toward your Managed onboarding if you upgrade. Your home profile and service history are yours to keep either way.

  • Miami-Dade and Broward counties, plus select pockets of Palm Beach. If you're outside those areas, tell us where — we're adding zip codes as we grow our crew network.

  • Your plan is transferable to the new owner (great selling point) or cancellable with 30 days' notice. Your home profile and service history go with the property if you transfer.
